See this NZ Herald page, details the court case that is now precedent for any others. Tenants can trash your house and walk away, no come back.

They surely meant to write 'the owners insurer AMI'.

Had one of those tenants that wrecked my place in the Netherlands. The tenant used false passport and used the condo to grow marihuana.
They installed a thick electricity cable going three floors down and tapped into the streetlights power supply.

After a while they stopped paying rent, no contact so i took it upon myself to get entry. Once inside i found the whole place full with empty pots. All the equipment was already gone (water pumps, air filters, grow lamps etc).
As a good citizen i called the police and they made a report.
end result, i ended up paying 32.000 in estimated electricity costs.
So i had to pay for the stolen energy from the municipals streetlights, they suddenly became my responsibility as it was my tenant who did it. I tried another example like 'if my tenant murdered someone, then i would have to go to jail for murder'. The answer was of course not, you did not do the crime. My next remarks was, i also did not do this crime. That is different was the answer and that was it.

Sold my properties in the Netherlands and i now rent out condos in Thailand. No nonsense rules like that here.

Moral of the story. never involve the police. Everything WILL be used AGAINST you.
